How Your Buyer Agent Commission Rebate Works

Resale Home and New Construction Home Buyers, here is an exciting home buyers real estate solution that earns you 25% on pre-owned homes and 25% of the buyer agent’s real estate commission on new construction homes when you’re successful finding a home to purchase on your own.According to the National Association of Realtors, over 75% of homebuyers are performing their home buying searches on the internet. Many of these buyers are intelligent, knowledgeable individuals who do not need to have their hands held during the real estate transaction.

An experienced licensed agent represents your interests throughout the transaction. The buyer specifies the terms and the conditions of the offer. Our buyer agent will draft the contract, negotiate the offer, assist with scheduling the inspections, draft post inspection addendums, assist with all required buyer side paperwork required to close the transaction.

We pay the rebate because in essence the knowledgeable buyer has become part of our team. We become partners. Rebates are paid at closing and are shown on the HUD 1 Settlement Statement Sheet.

The next time that you are in the market to sell or buy real estate, please contact us. We can promise you huge savings when you sell and great rebates when you buy.

How to Qualify for your Resale or New Construction Commission Rebate
  1. Get pre-approved for a mortgage with one of our accepted lenders. The process requires a full loan application, credit report and a loan application interview. You do not have to use one of our accepted lenders but you must make an application through one. The approved lender will share with us the maximum amount of mortgage debt that you can qualify for.

  2. Sign a real estate buyer agency agreement with one of our approved licensed real estate agents / brokers. Agree to work exclusively with that agent for a period of time not to exceed one year. We can’t represent anyone in the purchase of a home if you have signed an agreement with another broker.

  3. Find a resale or new construction home on your own. We will furnish you with a list of internet web sites where you can perform your home search. We will also email you daily updates of new homes as they come onto the market from all real estate companies.

  4. Schedule all appointments to see homes through your approved agent. Many pre-owned homes and new construction sites require pre-registration and/or the approved buyer agent to accompany you on your first visit to their site or they refuse to pay a buyer agent commission. No commission, no rebate. Only sign into open houses with your approved buyer agent’s name and business card, or you place your rebate in jeopardy.

  5. At settlement, receive your 25% of the buyer agent’s commission rebate. It’s your money!

Our approved lenders are aware of the rebate program. If you use your own lender you must disclose the rebate to them during your application process; not all lenders allow rebates.
